FULL MANAGEMENT SERVICE
A complete service which includes finding suitable tenants, taking up full references, drawing up tenancy agreements and taking a security deposit.
We will also offer you our recommendations for refurbishment to facilitate the letting of your property and to achieve the maximum rental yield.
Before a new tenancy bigns, an Inventory and Schedule of Condition is drawn up and and the condition of the property is checked against this when the tenant vacate. We also ensure that the Energy Performance Certificates and Gas Safety Certificates are up to date.
Rent is collected monthly, an itemised statement is forwarded to the Landlord and the net income is transferred to the designated bank account.
Quarterly property inspections are undertaken in order to ensure that it is being kept in a satisfactory condition and to address any maintenance matters. We arrange any necessary works including obtaining estimates and liaising with both contractors and tenants on all matters.
If the property is Leasehold we liaise with the Managing Agents on any matters arising. If the property is Freehold or has a Share of the Freehold we deal with any matters arising on your behalf.
At the end of each tenancy we arrange for repairs or cleaning if required and deduct the cost from the tenant's deposit when appropriate. We can also arrange refurbishment between tenancies if necessary.
